Terms

TERMS OF SALE

Bidding Procedure: The properties will sell at ABSOLUTE AUCTION to the highest bidder(s) via the Multi-Parcel Auction Method. Unless directed at the auction, all lots will sell in groups and no individual lots will sell separately.

Acceptance of Bid Prices: The successful bidder(s) will sign a Confirmation of Sale Agreement at the auction site immediately following the close of bidding. Bidding IS NOT CONDITIONAL UPON FINANCING.

Buyer's Premium: A 10% Buyer's Premium will be applied to the final bid price(s) to determine the final selling price.

Down Payment: Purchaser(s) will deposit $5,000 per lot as down payment (max $25,000 per buyer) with the Auction Company on the date of auction upon signing ofConfirmation of Sale Agreement; balance due at closing.

Real Estate Taxes: Taxes will be prorated to date of closing using long proration method.

Closing Date: On or before January 5, 2018. Purchaser will pay customary portion of closing costs at closing. Closing(s) will be conducted by and at the location of Home Site Title Agency in Xenia, Ohio, unless otherwise agreed to by Seller & Purchaser(s).

Possession: Date of closing.

Subdivision Regulations:  All lots are governed by The Woods Owners' Association, according to the adopted By-Laws, Convenants, Conditions and Restrictions.  HOA dues apply.

Agency: Sheridan & Associates, Auctioneers, Real Estate Broker, Appraisers, LLC and its representatives are Exclusive Sales Agents for the Seller.
