REAL ESTATE SALE TERMS
Bidding Procedure: The properties will sell to the highest bidder subject to confirmation of the Seller via the Multi-Parcel Auction Method.
Acceptance of Bid Prices: The successful bidder(s) will sign a Confirmation of Sale Agreement at the auction site immediately following the close of bidding. Bidding IS NOT CONDITIONAL UPON FINANCING.
Downpayment: Purchaser(s) will deposit 10% of purchase price as down payment with the Auction Company on the date of auction upon signing of Confirmation of Sale Agreement; balance due at closing.
Real Estate Taxes: Taxes will be prorated to date of closing using long proration method. Purchaser will be responsible for CAUV recoupment due to change in land use, if applicable.
Closing Date: On or before February 27, 2015. All closings will be facilitated and conducted by City Title Agency at their office location at 30 Warder Street, Springfield, Ohio, unless otherwise agreed by Seller and Purchaser(s). Purchaser(s) will pay customary portion of closing costs at closing.
Possession: Date of closing with tenants’ rights reserved under current lease agreements.
Survey: Seller will provide a new survey for each parcel conveyed.
