REAL ESTATE SALE TERMS
Bidding Procedure: The property will sell to the highest bidder subject to the confirmation of the Seller.
Acceptance of Bid Prices: The successful bidder will sign a Confirmation of Sale Agreement at the auction site immediately following the close of bidding.
Down Payment: $25,000 down payment will be deposited with the Auction Company on the date of auction upon signing of Confirmation of Sale Agreement; balance due at closing. Bidding IS NOT CONDITIONAL UPON FINANCING.
Real Estate Taxes: Taxes will be prorated to date of closing using long proration method.
Closing Date: On or before May 27, 2011. Purchaser will pay customary portion of closing costs at closing.
Possession: Date of closing. If purchaser wishes to commence spring tillage following auction date, but prior to closing, purchaser may deposit an additional $5,000 (non-refundable), which funds will be credited against purchase price at closing. With this additional deposit, purchaser shall be allowed to till, plant, and apply fertilizer, but will lose all inputs and the value thereof if purchaser fails to close the transaction according to the terms of this agreement.
