Real Estate Sale Terms

 

Bidding Procedure: The property will sell by the Multi-Parcel Method in individual tracts, in combinations of tracts, or in the entirety to the highest bidder(s). Bidding on all tracts and combinations during the auction will be determined by the Auctioneer. The property will sell in the manner resulting in the highest total bid price, subject to the confirmation of the Sellers.

 

Acceptance of Bid Prices: The successful bidder(s) will sign a Confirmation of Sale Agreement at the auction site immediately following the close of bidding.

 

Down Payment: Ten percent (10%) down payment day of auction upon signing of Confirmation of Sale Agreement; balance due at closing. Bidding IS NOT CONDITIONAL UPON FINANCING.

 

Real Estate Taxes: Taxes prorated to date of closing. Purchaser to be responsible for any CAUV recoupment charges due to change in land use.

 

Survey: The Seller will provide a new survey to the Purchaser(s). All lot splits and new division lines are subject to the final approval of all appropriate Greene County and Xenia Township governmental departments.

 

Closing Date: On or before August 22, 2003.

 

Possession: Tract 1: date of closing on house and barns, with tenant in possession rights reserved on the land to harvest 2003 crops. Tracts 2, 3, & 4: date of closing with tenant in possession rights reserved to harvest 2003 crops.
