Located: Snively Rd just south of Hyde Rd, Yellow Springs, OH. From US Route 68 just south of Yellow Springs, take Hyde Rd west and then south onto Snively Rd.

From the center of Xenia, follow N. Detroit Street (US 68) N to left (W) on W. Ankeney Mill Rd. This becomes Fairground Rd at the corporation line.
Terms
REAL ESTATE SALE TERMS
Bidding Procedure: The property will sell to the highest bidder(s) subject to confirmation of the Seller via the Multi-Parcel Auction Method.
Acceptance of Bid Prices: The successful bidder(s) will sign a Confirmation of Sale Agreement at the auction site immediately following the close of bidding. Bidding IS NOT CONDITIONAL UPON FINANCING.
Downpayment: $7,500 down payment per tract for Tract 1 and $5,000 for Tract 2 will be deposited with the Auction Company on the date of auction upon signing of Confirmation of Sale Agreement; balance due at closing.
Real Estate Taxes: Taxes will be prorated to date of closing using long proration method. Purchaser will be responsible for CAUV recoupment due to change in land use, if applicable.
Closing Date: On or before November 21, 2014. Purchaser will pay customary portion of closing costs at closing.
Possession: Date of closing.
Tract 2 Survey: Tract 2 consists of the remainder acreage (13.121 acres) of a 19.242-acre tract after the splitting of a 6.121-acre tract from the east side of Snively Road. The 6.121-acre split will not be a part of this transaction.
