Bidding Procedure: Tracts will sell by the Multi-Parcel Method in individual tracts or combined tracts to the highest bidder(s). Bidding on all tracts and combinations during the auction will be determined by the Auctioneer. The properties will sell in the manner resulting in the highest total bid price(s), subject to the confirmation of the Seller.
Acceptance of Bid Prices: The successful bidder(s) will sign a Confirmation of Sale Agreement at the auction site immediately following the close of bidding.
Down Payment: Ten percent (10%) of final bid price(s) as down payment day of auction upon signing of Confirmation of Sale Agreement; balance due at closing. Bidding IS NOT CONDITIONAL UPON FINANCING.
Real Estate Taxes: Taxes prorated to date of closing. Purchaser to be responsible for any CAUV recoupment charges due to change in land use.
Closing Date: On or before December 1, 2002, time being of the essence.
Possession: Tract 1 - date of closing with owner reserving the right to conduct an equipment auction on the premises on or before December 31, 2002.Tracts 2, 3, 4, and 5 - date of closing.
