REAL ESTATE SALE TERMS
Bidding Procedure: The property will sell by the Multi-Parcel Auction Method to the highest bidder(s). Bidding on each of the tracts and combinations thereof during the auction will be determined by the Auctioneer. The property will sell in the manner resulting in the highest total bid price(s), subject to the confirmation of the Seller.
Acceptance of Bid Prices: The successful bidder(s) will sign a Confirmation of Sale Agreement at the auction site immediately following the close of bidding.
Down Payment: Ten percent (10%) down payment will be deposited with the Auction Company on the date of auction upon signing of Confirmation of Sale Agreement; balance due at closing. Bidding IS NOT CONDITIONAL UPON FINANCING.
Real Estate Taxes: Taxes will be prorated to date of closing using long proration method according to tax split information provided by the Greene County Auditor's office. Purchaser to be responsible for any CAUV recoupment charges due to change in land use.
Survey: The property has been surveyed and the new survey will accrue to the benefit of the Purchaser(s). All lot splits are zoned for agricultural use (i.e. single family dwellings and agricultural uses allowed). All lot splits are subject to final approval by all necessary regulatory authorities.
Tiling Easement: The Seller has caused a septic curtain drain tiling easement to be placed on the property as required by Spring Valley Township.
