REAL ESTATE TERMS

Bidding Procedure:  The property will sell in one tract to the highest bidder, subject to confirmation of the Seller.

Acceptance of Bid Prices:  The successful bidder will sign a Confirmation of Sale Agreement at the auction site immediately following the close of bidding.  Bidding IS NOT CONDITIONAL UPON FINANCING.

Downpayment:  $30,000 as down payment will be deposited with the Auction Company on the date of auction upon signing of Confirmation of Sale Agreement; balance due at closing. 

Real Estate Taxes:  Taxes will be prorated to date of closing using long proration method. Purchaser will be responsible for CAUV recoupment due to change in land use, if applicable.

Closing Date:  On or before July 14, 2017.  Purchaser will pay customary portion of closing costs at closing. Closing will be conducted by City Title Agency, Springfield, Ohio.

Possession:  Date of closing, with tenant’s rights reserved to harvest 2017 crops.

Cash Rents:  Any cash rent owed by tenant farmer after closing will be paid to the seller. Purchaser to be credited $11,175 by seller at closing, comprised of 2017 cash rent totaling $17,675 less $6,500 in current year real estate taxes for the land being sold.
