Terms

Bidding Procedure: The property will sell by the Multi-Parcel Auction Method to the highest bidder(s), subject to confirmation of the Seller.
Acceptance of Bid Prices: The successful onsite bidder(s) will sign a Confirmation of Sale Agreement at the auction site immediately following the close of bidding. Successful online bidder(s) will sign a Confirmation of Sale Agreement within 24 hours after the Auction. Bidding IS NOT CONDITIONAL UPON FINANCING.
Downpayment: The purchaser(s) will deposit $60,000 for Tract 1 and $5,000 for Tract 2 ($65,000 combined for Tracts 1 & 2) as an earnest money down payment with the Auction Company upon signing the Confirmation of Sale Agreement. Onsite purchasers must remit the deposit upon signing the Confirmation of Sale Agreement. Online purchasers must deliver the deposit within 24 hours of the auction’s completion via overnight mail, wire transfer (plus a $35 wiring fee), or personal delivery to 200 Parkview Lane, Cedarville, OH.
2025 Tenancy & Cash Rent: The farm is rented for the 2025 crop year, and the purchaser will receive 100% of the cash rent totaling $17,110.50. Half will be credited to the purchaser at closing, with the remaining balance payable by the tenant by November 15, 2025. If Tracts 1 & 2 sell separately, rent will be prorated as follows: Tract 1: $15,406.87 and Tract 2: $1,703.63.
Real Estate Taxes: Taxes will be prorated to date of closing using short proration method. Purchaser(s) will be responsible for any Current Agricultural Use Valuation recoupment fees due to change in land use, if applicable.
Closing Date: On or before May 9, 2025. Purchaser will pay customary portion of closing costs at closing. Closing(s) will be conducted by City Title Agency, Springfield, Ohio.
Possession: Date of closing with farm tenant’s rights reserved to harvest 2025 crops, if necessary.
