Auction Location: Greene County Fairgrounds, 120 Fairground Road, Xenia, OH. From the center of Xenia, follow N. Detroit Street (US 68) N to left (W) on W Ankeney Mill Rd. This becomes Fairground Rd at the corporation line. Watch for signs.

REAL ESTATE SALE TERMS
Bidding Procedure: The property will sell to the highest bidder(s) via the Multi-Parcel Auction Method, subject to the confirmation of the Seller.
Acceptance of Bid Prices: The successful bidder(s) will sign a Confirmation of Sale Agreement at the auction site immediately following the close of bidding.
Swing Tracts: Tracts 6 & 7 will be offered in combination with any contiguous tracts with qualifying road frontage or to any bidder who owns real property with qualifying road frontage contiguous to the Swing Tracts. Any interested buyer(s) bidding on contiguous tracts with qualifying road frontage or any landowner owning contiguous land with qualifying road frontage to the Swing Tracts are eligible to bid on Swing Tracts.
Down Payment: 5% down payment will be deposited with the Auction Company on the date of auction upon signing of Confirmation of Sale Agreement; balance due at closing. Bidding IS NOT CONDITIONAL UPON FINANCING.
Real Estate Taxes: Taxes will be prorated to date of closing using long proration method.
Closing Date: On or before August 7, 2009. Purchaser will pay customary portion of closing costs at closing.
Possession: Date of closing with tenant in possession of row crop land rights reserved to harvest 2009 crops. Cash rent will be prorated to date of closing based on annual lease ending December 31, 2009.
